Why should we hire you to manage the project?

Because every call on a project has to go somewhere. The contractor, the supplier, the QS, the joiner. With us, they come to us, not to your phone.

Can you send me the supplier’s number?

Every purchase has one owner. When we source, we compare suppliers, check the piece against your room and answer for it. Split that, and nobody owns the problem.

I own a freight company. Can I ship it myself?

Yes. We select, order and check quality at the factory. From there, shipping, clearing and delivery are yours. When it lands, we arrange it in the room.

I am abroad. Can I buy the pieces myself?

Yes. You receive our FF&E schedule: every piece with its size, colour, material and finish. Where you buy is yours, and so is the final match.

No. Trade pricing is business to business, earned over years. Choose the designer, not the discount.

How contractors are paid

Yes. We tender the work to contractors from our vetted panel, recommend the right fit and manage them to handover. Contractors are paid at agreed milestones, once our quantity surveyor has valued the work and our design lead has checked its quality. A portion is held back until final snags are cleared. You deal with one studio.

FF&E

FF&E means furniture, fixtures and equipment: everything in a space that isn’t the structure itself.

Size and fees

What size of project do you take on?

Full-Service projects start from KES 3 million in fit out and furnishing value. TVB™ projects start from KES 10 million in total build value, including interior fit out. These figures are the value of the work, not our design fee. Our fee is quoted separately once we understand the scope.

How is your fee set?

We scope the project first, then quote a fixed design fee. Quantity surveying and project management are set out clearly in the proposal.

What does a project cost overall?

It depends on size, finishes and how much is built in. We help you set a realistic budget before design begins.
